- Selected council social housing to be surveyed to help assess property condition and plan future improvements.
- Helps make sure repair and investment work is targeted.
- Surveys straightforward, with minimal disruption, taking around 45 minutes.
Tamworth Borough Council is carrying out home condition surveys of a number of their social housing properties throughout 2026. This is part of its ongoing commitment to making sure council homes remain safe, well maintained and fit for the future.
This assessment work will help inform future investment priorities, including kitchens, bathrooms, roofs, windows and heating systems.
The work does not cover all council homes, as most properties have already been assessed through previous home condition surveys. This phase will focus on homes where surveys could not be completed previously due to access issues.
Tenants will receive a letter in advance with full details and information on how to arrange access.
The council has appointed specialist surveyors Rapleys LLP to undertake the inspections. The surveys will provide valuable insight into the current condition of homes.
By allowing access, tenants play a key role in helping the council identify potential issues early, meet its legal responsibilities as a landlord, and make sure money is directed where needed most. Regular inspections also help prevent minor issues developing into more serious or costly repairs.
The survey visits are designed to be as straightforward and as non-intrusive as possible. They typically take around 45 minutes and involve a visual inspection of both the inside and outside the home. Surveyors may check loft spaces. Tenants do not need to move furniture or carpets.
Every tenant impacted will receive a letter, and all surveyors will carry official identification and authorisation, and tenants are strongly encouraged to check this before allowing the assessor into their home. The letter being sent explains how to do this.
Residents should also stay vigilant and never allow anyone into their home without first checking identification. If needed, surveyor identity can be confirmed by contacting Rapleys directly on 0117 910 0505.
Tenants are reminded that surveyors are unable to raise or complete repair requests during visits. Any repairs should be reported separately via www.tamworth.gov.uk/council/do-it-online or by calling 0800 183 0044.
Stephen Gabriel, Chief Executive of Tamworth Borough Council, said: “These home condition surveys are an important part of how we make sure our council homes remain safe, well maintained and fit for the future. They help us understand the condition of our housing stock, identify issues early, and plan investment where it will have the greatest impact.
“I would strongly encourage tenants to allow access where their home has been selected, but always check the identity of the inspector. By working together, we can continue to improve housing standards across the borough and make sure our council homes meet the needs of residents both now and in the years ahead.”
